Where To Buy And Dock In Miami Area

hello all, I am planning for my future, I am a real estate investor in st. louis and want to branch out to the south, I plan to get into sailing and I would like to purchase a condo in a good location for sailing in the Miami area. I would like to move near a sailing community/ marina to keep sailboat. Does anyone have info of where to look, where to avoid or a realtor that works well with investors and out of state people? I plan to rent out the condo when I am not there.
